TIMBER CONSTRUCTION/NEW CONSTRUCTION

BUILDING WITH WOOD – PREFABRICATED FAÇADE ELEMENTS

As an alternative to conventional systems, B&O uses also wood panel elements for construction of energy-efficient buildings. The panels are fixed to the building’s exterior and can accommodate thermal insulation, as well as ventilation and cable ducts. Our Active Wood Façade comes equipped with panel heating elements so that the façade slowly and continually releases heat to the interior of the building. In our Wood Collector Façade, fresh air is drawn in through pores in the exterior insulation, which reduces transmission heat loss. Both innovative technologies have huge potential as they enable retrofit projects in apartment buildings to be carried out quickly while keeping any inconvenience and disturbance to your tenants to a minimum. For more information please see our Innovation section and the detailed article in the trade magazine Die Wohnungswirtschaft.

ADDING STORIES – IMPROVING NEIGHBORHOODS

When you plan improvements for your residential housing, consider adding stories to existing buildings to make them more attractive, especially in neighborhoods with a homogeneous urban structure and architectural style. Quality housing and new architectural variety can make a good neighborhood even more appealing. In many cases, it can even increase property value and profits.

We at B&O handle every aspect of your construction project, from design to completion:

• The B&O concept encompasses exterior building retrofitting, heating technology and apartment remodeling.

• We are able to carry out renovation work in occupied apartments.

• We offer a cost-effectiveness analysis of the project based on experience with completed B&O projects.

The Ford housing development in Cologne-Niehl and the Moltkestrasse apartment complex in Darmstadt are excellent examples of the results we deliver. We retrofitted buildings to improve energy efficiency, and living space was increased by adding one or two stories. Read more about this in Newsletter 25.

BUILDING WITH WOOD – NEW CONSTRUCTION AND URBAN DENSIFICATION

B&O’s most consistent undertaking in timber construction is its work on erecting four-storey to eight-storey buildings with load-bearing wood structures. Ceilings, walls, balconies and sometimes even elevator shafts are made of wood. A four-storey building was completed at the end of April 2010 in Bad Aibling’s Zero Emissions District. In addition to significantly lowering your construction costs, wood is lightweight, making it an ideal material for building on top of existing basement foundations. Besides having outstanding thermal properties, wood is also fire-resistant and has good soundproofing qualities.

Using wood to build multi-storey apartment houses gives you the following advantages:

  • Wood is the material of choice for fast construction.
  • Vacated units are back on the rental market quickly and disruptions in the neighborhood are kept to a minimum.
  • It has high energy-efficiency ratings.
  • Thin wall sections allow optimal utilization of the building code.
  • The indoor climate is comfortable and healthy.
  • Wood actively contributes to environmental protection by storing CO2.

MONOLITHIC CONSTRUCTION FOR NEW BUILDINGS

B&O also offers turnkey buildings using monolithic architecture. These structures all meet stringent energy-efficiency standards and their energy ratings are lower than the legally prescribed values. You will benefit from attractive modern living space, on-time construction and our high level of quality.
